Comparing Tenders: Why It Matters More Than You Think

Comparing tenders/quotes from different builders can be challenging. At first glance, one may simply appear cheaper than another. But if you’re not comparing like for like, you risk making decisions based on incomplete or misleading information.

If other quotes don’t show this level of detail, it’s worth asking what’s missing.

Next, look at materials and specifications. Are you being quoted for the same quality of finishes, fixtures, and inclusions? Are the allowances, also known as prime cost items, realistic? A quote might appear cheaper because it includes entry-level options or low estimates while presenting as a high-end result. If you’re comparing premium selections to basic ones, you’re not comparing fairly. These differences become very real once the build begins.

Provisional sums, which cover items that haven’t been fully finalised like joinery or landscaping, can also vary widely. Has the builder allowed a reasonable amount based on your expectations, or have they left it vague or minimal to keep the upfront figure low? Insufficient allowances often lead to unexpected costs later.

The clarity of the quote matters too. Can you understand exactly what is included and excluded? Are there supporting plans or specifications? A detailed, easy-to-read quote reflects the builder’s process and gives you peace of mind.

Finally, look at the builder’s systems and support. Do they offer visibility, communication, and accountability throughout the build?
